Meet Archie the Arizona Bark Scorpion.

Not scared of little bugs? Think again.

This little guy is the most venomous scorpion in North America.

But here’s what’s even more amazing.

He can live a year without food and days without air.

And survive being frozen for weeks at a time!

Now, we property investors are not like Archie.

There are certain things we need if we want to keep growing our portfolio.

  • We generally need our portfolio to be cashflow positive in order to keep on getting loans from the bank. NOTE: This doesn’t mean each property needs to be positive cashflow, but it’s best if the portfolio as a whole is.
  • We need to be able to keep getting equity out of portfolio to fund more deposits

The secret of successful investors is being able to balance these two elements, so our portfolio can keep expanding.

But, how do you do that? Where do you buy for maximum growth and rental income in today’s market?

How do you work with lenders to keep growing your portfolio – even in today’s tight lending market?

And what sort of properties are best to buy?
